PROJECT DESCRIPTION

DBRDS has been engaged on multiple occasions to conduct feasibility planning studies for large-scale entertainment districts that blend lifestyle, recreation, and retail in immersive environments. These projects consistently feature a mix of outdoor mall-style retail activations designed to create vibrant pedestrian experiences and drive foot traffic throughout the district. A key element of each development is the integration of hospitality and residential components, often including hotels and/or branded village-style residential units that complement the destination appeal of the district and support longer visitor stays.

At the heart of each entertainment district studied by DBRDS is a Wave Pool, serving as the central attraction and drawing visitors as a unique, high-energy recreational anchor. Surrounding the Wave Pool, the districts typically include a range of supplemental amenities aimed at diversifying the guest experience and extending dwell time. These amenities often include skate parks, basketball courts, and lazy rivers, which cater to a broad demographic and support a multi-generational appeal. DBRDS’ planning studies have served to provide planning metrics for evaluating market demand, operational programming, and integration of these elements to ensure a balanced and economically viable destination experience.
